PetroChoice which is the leading lubricant distribution firm in the noted states, relocated their motor oil distribution center from Laurel, Maryland to the Baltimore County in Maryland. An existing 40,000 square  feet warehouse was renovated for the lubricant storage and distribution center of the motor oil and anti-freeze products. F&H provided the following services for this project:


  • Field survey of the existing distribution center in Laurel, Maryland to identify the existing storage tanks and equipment that will be relocated to the new site.


  • Field survey of the new site to determine and document the existing mechanical, electrical and fire protection system serving the existing 40,000 warehouse.


  • Preparation of the mechanical and electrical construction documents for the conversion of the existing warehouse into the new lubricant storage and distribution center. The mechanical drawings showed fifty-four (54) vertical and horizontal storage tanks (ranging from 4,000 to 15,000 gallons) for the motor oil, anti-freeze products, related distribution pumps, piping, controls, and leak detection system. Extensive field measurements were obtained to determine the locations of the storage tanks, related piping on muti-level rack system and short secondary containment perimeter wall. The electrical drawings showed the power for the mechanical equipment and related egress emergency lighting.


  • Field survey of the existing building fire protection system for code compliance related to the new use of the warehouse building (lubricant storage in tanks and on racks, distribution and dispensing system).  Preparation of the fire protection drawings, coordination with the Fire Marshall and authorities having jurisdiction regarding the building sprinkler system.


  • Coordination with the representatives of the Maryland Department of Environment (MDE), Baltimore County Building and Oil Storage Tanks Permits Departments were performed for obtaining related permits. 


  • Provided structural engineering services for the expansion and modification of the existing loading dock within existing warehouse.


  • Coordination with the owner and subcontractors were performed thought out the construction phase of the project.


  • Preparation of the construction documents were made in a manner to accommodate the two phases of the construction.
